*Minimum photo count = guaranteed minimal number of photos to be delivered, not a cap. I’ll always shoot as many additional angles as the home needs to tell its story, so you never pay extra for the perfect showcase. Pick your package by the property’s finished square footage (heated living space only). Unfinished basements, garages and utility areas are excluded from the total and will not be photographed unless arranged as an add‑on. The square‑foot figure you select must be verifiable through county public records and will be cross‑checked with the MLS once the listing is live. 

The below services can be purchased a la carte or added on to any of the above packages. When adding on to the above packages there is disounted pricing. 

We want to make sure you have the best experience with our photography services. Here are a few additional fees that may apply to certain situations:

• Location Fee: For properties greater than a radius of 30 miles from my business address in Castle Rock, the following additional travel fee applies and will be added automatically at checkout: 
  30-40 miles: $30
  40-50 miles: $40
  50-60 miles: $50
  60 and 75 miles: $75
  For greater than 75 miles: Please contact me for pricing
  This is the total fee for both ways of travel.
• Cancellation Fee: If you need to cancel a shoot within 2 hours of the scheduled time, a $50 fee will apply. We understand that things come up, so please let us know if there’s an issue, and we’ll do our best to accommodate.
• Bad Weather Policy:  If rain, snow, or wind affects your shoot, we have flexible rescheduling options. View our Bad Weather Policy for details on cancellations or rescheduling if bad weather is predicted.
• Home Not Ready Fee: Please have the home fully prepared before the scheduled shoot time. If the photographer arrives and they have to wait >10 minutes, the shoot may need to be rescheduled, and a $50 cancellation fee will apply. Punctuality is important to us, and we often will have another photoshoot lined up immediately after yours. To keep things on schedule, please make sure everything’s set so we can capture the best shots for you!

• Second Visit Fee: A $50 fee applies when a second visit is needed to photograph additional areas or updates not included in the original shoot. This includes situations like newly staged rooms, completed renovations, or requests for extra shots not originally scheduled. It helps cover additional time, travel, and scheduling.

Want the RAW Files or Expanded Usage Rights? Here’s What You Need to Know.

While we typically provide fully edited, high-quality real estate photos ready for MLS and listing marketing, some clients may have unique needs that require RAW files or additional image usage beyond a standard listing license.

We offer RAW files and expanded usage rights as premium add-ons.

• Full RAW File Set: Between $500-$800, depending on the shoot size
• Individual RAW Image Pricing: $30 per RAW file
• RAW + Edited Bundle: $800 - $1,200 (depending on shoot size)
• Expanded Lifetime Usage Rights: $100 per finished image

⚠️ Please Note:  RAW files are unedited and require professional editing software. Since we shoot HDR, each finished image is created from five Sony .ARW files. RAW files require professional editing software and do not include additional editing, enhancements, or modifications.

Expanded Lifetime Usage Rights allow the client to use the finished image beyond the life of the original listing for their own business marketing. This may include MLS, future listing marketing, websites, social media, listing presentations, postcards, email campaigns, print materials, and similar promotional use.

Expanded Lifetime Usage Rights are not the same as full copyright ownership. Panorama Home Photography retains copyright ownership of the images. Images may not be resold, transferred, licensed to another party, or claimed as the client’s original work unless a separate written copyright transfer agreement is completed.

Full copyright transfer may be available in limited situations by custom quote and written agreement.
