We want to make sure you have the best experience with our photography services. Here are a few additional fees that may apply to certain situations:

• Location Fee: For properties greater than a radius of 30 miles from my business address in Castle Rock, the following additional travel fee applies and will be added automatically at checkout: 
  30-40 miles: $30
  40-50 miles: $40
  50-60 miles: $50
  60 and 75 miles: $75
  For greater than 75 miles: Please contact me for pricing
  This is the total fee for both ways of travel.
• Cancellation Fee: If you need to cancel a shoot within 2 hours of the scheduled time, a $50 fee will apply. We understand that things come up, so please let us know if there’s an issue, and we’ll do our best to accommodate.
• Bad Weather Policy:  If rain, snow, or wind affects your shoot, we have flexible rescheduling options. View our Bad Weather Policy for details on cancellations or rescheduling if bad weather is predicted.
• Home Not Ready Fee: Please have the home fully prepared before the scheduled shoot time. If the photographer arrives and they have to wait >10 minutes, the shoot may need to be rescheduled, and a $50 cancellation fee will apply. Punctuality is important to us, and we often will have another photoshoot lined up immediately after yours. To keep things on schedule, please make sure everything’s set so we can capture the best shots for you!

• Second Visit Fee: A $50 fee applies when a second visit is needed to photograph additional areas or updates not included in the original shoot. This includes situations like newly staged rooms, completed renovations, or requests for extra shots not originally scheduled. It helps cover additional time, travel, and scheduling.

While we typically provide fully edited, high-quality real estate photos, we understand that some clients may have unique needs requiring RAW image files.

We offer RAW files as a premium add-on, available for purchase:

• Full RAW File Set: Between $500-$800, depending on the shoot size
• RAW Image Pricing: $30 per RAW file
• RAW + Edited Bundle: $800 – $1,200 (depending on shoot size)
• Unlimited Use Rights*: $100 per RAW file

⚠️ Please Note: RAW files are unedited and require professional editing software. They are provided “as-is” with no additional enhancements or modifications.

* Unlimited Use Rights grants the buyer full ownership and unrestricted usage of the images, including editing, distribution, resale, and marketing across all platforms, without the requirement of photographer credit. Once purchased, the photographer relinquishes all rights and claims to the images. Without purchasing Unlimited Use Rights, the photographer retains full copyright, and the client is granted a standard license for marketing purposes only, with no rights to resell, transfer, or alter the images beyond typical real estate listing use.
